The Deadline

The six-month deadline.

The most important thing to know: Spanish inheritance tax must be paid within six months of the date of death. A six-month extension can be requested, but only if the application is made before the original deadline expires.

Missing the deadline results in automatic penalties and interest charges on top of the tax owed. Many foreign heirs don't know about this deadline until it's already passed — or nearly so.

Initial consultation

We obtain the certificate of last wills from the Spanish central registry — which confirms whether a Spanish will exists and where it is held. We also manage the registration of the death certificate in Spain if it was issued abroad.

Estate inventory and valuations

We prepare a full inventory of the Spanish assets: properties, bank accounts, vehicles and any other assets in Spain. We obtain the valuations required for the inheritance tax filing.

Inheritance tax calculation and filing

We calculate the inheritance tax liability for each heir, applying every regional reduction available in the Valencian Community and Murcia — which can significantly reduce or eliminate the tax for direct heirs. We prepare and file the tax declarations within the deadline.

Deed of acceptance of inheritance

Once the tax is settled, we prepare the deed of acceptance of inheritance — the legal document that formally transfers the assets to the heirs. This is signed before a Spanish notary. If you can't travel to Spain, we act on your behalf with a power of attorney.

Property registration

We register the inherited property in the heirs' names at the Spanish land registry. This is a step many families skip — and one that causes serious problems when they later try to sell the property.

Post-inheritance administration

Once the property is registered, we handle the transfer of utility contracts, IBI (local property tax), community of owners fees and liaison with Spanish banks — so everything is correctly in the heirs' names.
