Identification

NIE — Foreigner Identification Number

Required for every legal and financial transaction in Spain. If you don't have one, or need to update your documentation, we manage the application and follow-up on your behalf.

You cannot buy a property, open a bank account, sign a contract or pay taxes in Spain without an NIE. We apply for it as part of the buying process — or independently if you need it for another reason.

Power of attorney

Allows us to act on your behalf without you being in Spain. We draft it correctly for the specific transaction it's needed for — a badly drafted power of attorney can block an operation entirely.

Residency and TIE

If you spend more than 183 days a year in Spain, or your main economic interests are here, you may be required to formalise your residency status. The rules differ for EU and non-EU citizens — and for British nationals post-Brexit, the situation has specific requirements.

Tax Compliance

Non-resident tax filing (Modelo 210)

Non-resident property owners in Spain are required to file an annual tax return based on the deemed rental value of the property — even if it is never rented out. The tax is relatively small, but the penalties for not filing are not.

Rental

Tourist rental licence

Renting to tourists without a tourist rental licence is illegal in Spain and carries fines that can be significant. The licence is issued by the regional authority and requires the property to meet certain conditions.

Utility transfers and IBI

Each utility — electricity, water, gas — must be transferred separately, with documentation and communication in Spanish. We handle all utility transfers as part of our post-purchase service, so everything is in your name from the day you complete.

We also handle IBI (local property tax), community of owners fees and rubbish collection — so nothing is left in the previous owner's name.
